Plumbing and Sewer Service in Interbay
Interbay is the valley between Magnolia and Queen Anne, and the first neighborhood we pass through heading east from our base on W Bertona St. Its center is about 1.6 miles from us, straight-line.
It’s a mixed neighborhood: commercial and light-industrial buildings along the valley floor, newer apartments and townhomes, and older houses climbing the Magnolia and Queen Anne slopes on either side. A plumber working here sees all three.
Interbay is about 1.6 miles from our Magnolia base (straight line) · ZIP 98199 / 98119
Two ZIP codes, two housing profiles
Interbay is split between 98199 (the Magnolia side) and 98119 (the Queen Anne side), so Census figures by ZIP describe the neighborhoods around it as much as Interbay itself. Both ZIPs are older than Seattle's newest areas: the median year built is 1960 in 98199 and 1969 in 98119.
| ZIP | Area | Median year built | Built before 1940 | Built before 1960 | Built 2000 or later | Housing units |
|---|---|---|---|---|---|---|
| 98199 | Magnolia / part of Interbay | 1960 | 17.8% | 49.8% | 15.7% | 10,709 |
| 98119 | Queen Anne / part of Interbay | 1969 | 26.1% | 40.6% | 26.4% | 15,869 |

Hillside homes on the edges
The Magnolia and Queen Anne slopes facing Interbay are steep in places. A City ECA map query around Interbay returns dozens of mapped known-slide-area features, mostly along those slopes. ECA maps are advisory, so check the City's maps for any specific lot before planning excavation (SDCI ECA code).
For homes on those slopes, the side sewer may run a long way down or across the lot to reach the main. A camera inspection with a locator shows the actual route and depth; pair it with the City’s side sewer card for the address.
Commercial and multifamily buildings
For commercial buildings and multifamily properties, Seattle code sets a 6-inch minimum side sewer size, compared with 4 inches for a single-unit property (SPU). Plumbing changes inside the building, such as relocating fixtures or repiping, need a Public Health – Seattle & King County permit (Public Health).
Close to our base
Interbay is the closest neighborhood to us outside Magnolia itself, so it’s usually a short drive. Because Interbay mixes commercial buildings with hillside homes, tell us which kind of property you have when you call 206-593-3737.
